In a medium saucepan, combine 3 cups of semi-sweet chocolate chips, 1 can (14 oz) of sweetened condensed milk, and 1/4 cup of unsalted butter. Place the saucepan over medium-low heat and stir constantly until the chocolate and butter are completely melted and the mixture is smooth.
